Case Study - Chiswick House and Gardens

Chiswick House and Gardens in West London are of major international historic, architectural and landscape significance. The House is one of the most glorious examples of neoclassical architecture in the UK, and is complemented by its pioneering 18th-centrury Italianate Gardens both of which are Grade I listed. Decades of intensive use and very limited resourcing however, have resulted in a general site-wide erosion of quality.

Britton McGrath Associates worked on three separate projects with the three-way partnership between Englsh Heritage, the London Borough of Hounslow and the newly formed Chiswick House & Gardens Trust for the Stage One Bid to Heritage Lottery Fund for the £12m regeneration project.

In July 2004 we conducted a feasibility study into the provision of Corporate Hospitality and Private Functions within the grounds and the outcome of this was used to inform the design of the scheme as well as the income projections in the initial Business Plan.

In February 2005, we were then tasked with analysing and quantifying the commercial potential of the site overall and reviewed a wide range of options for revenue generation and recommended a business model.

Britton McGrath Associates were responsible for developing the both the Stage-One Business Plan as well as the more detailed Stage-Two plan. Through this process we were involved with all aspects of the bid ensuring that the business plan struck the right balance between generating income, meeting the needs of existing park users and respecting the sensitivities of this historic site.

In January 2006 HLF announced its decision to award a Stage One pass for a grant of £7.9m and in January 2008, the Stage-Two pass was announced. Work started on site in March 2008, with completion of the full restoration plan expected in Spring 2010.
